Housing Counseling

Counseling Criteria

Interfaith Community Housing of Delaware’s Homeownership Center (HOC)  and staff are committed to helping lower-income working families realize their dream of owning their homes, and becoming self-sufficient, contributing members of society. Additionally, we provide access to program benefits and information to Limited English Proficiency individuals through language assistance services at no cost to the client. ICHDE has Spanish-speaking counselors on staff.

Clients seeking to receive homeownership counseling must follow the following steps to make an appointment. For any questions, please call our office at (302) 652-3991 Ext. 100 to speak with the Intake Coordinator.

Counseling Criteria

First - Time Homebuyer Education

You must first complete First-Time Homebuyer Education through one of the following options: online course (ehome America); Group Education Workshop (2023); PNC Homebuyers Club, or Stand By Me.

Required Documents

If you have met the criteria, please download and complete ICHDE Pre-Purchase Intake and schedule an appointment. You will also need the following documents:
 

  • 3 years tax returns (1040s & W2s)

  • 3 Recent Pay Stubs

  • 3 Recent Bank Statements

  • Other Financial Statements (Stocks, Bonds, 401K, etc.)

  • Credit Report (Purchased at ICHDE if you do not have one)

Settlement Date

Down Payment Assistance Program – Please Note: New Castle County requires 20 days from the time they receive an application to the date of settlement to process the loan.  All closings using NCC funds must occur no later than 3 p.m. on any business day.
