HOW CAN THE HOMEOWNERSHIP CENTER HELP YOU?
The NeighborWorks® HomeOwnership Center can help you budget your money better, solve any credit problems, learn the home buying process, and protect your new investment in both your house and community. The Center is designed to be an effective tool for developing potential qualified homebuyers. Interfaith provides group and individual credit, money management, and pre- and post-purchase homeownership education. Our goal is to suggest a plan of action to assist you in becoming a successful homeowner.

The Home Ownership Center serves future homebuyers throughout the State of Delaware. Our services are available in both English and Spanish.

COURSES AND SERVICES TO HELP YOU ON THE ROAD TO HOMEOWNERSHIP
FIRST TIME HOMEBUYER WORKSHOPS

The First-Time Homebuyer Training Workshops are one-day classes. You can apply to attend our workshops by contacting Erikka Concepcion at econcepcion@ichde.org. Please click here to download our application and instructions. Applications for the first time homebuyer classes will not be accepted without a prior referral.

SECTION 8 FOR HOMEOWNERSHIP PROGRAM
The Section 8 program is modified to allow Section 8 to help pay mortgage payments for qualified first-time homebuyers. To qualify, you must be: 1) A first-time homebuyer; 2) Have a household income of at least $10,300; 3) Been continuously employed for one-year (except for elderly or disabled persons); and, 4) Attend a homeownership counseling course and meet any other restrictions imposed by the local housing authority.
NOTE: Local public housing authorities may choose to implement a homeownership voucher program if they wish but are not required to. To find out if the homeownership voucher is offered in your area, call your local housing authority or click here to view more information on the program.

FINANCIAL FITNESS SEMINARS
These seminars emphasize core financial fitness topics, including Money Management, Credit, Goals and Financial Planning, and Banking & Financial Institutions. Graduates may participate in our Delawareans Save! savings program, designed to assist Delawareans to build assets through a 1:1.5 matched savings account. These savings and match may be used toward down payment and settlement costs when purchasing a home. Successful participants may continue with our homeownership services while growing their savings. PERSONAL CREDIT & FINANCIAL EDUCATION
These private, confidential sessions allow our HomeOwnership Educators to give individual advice and a tailored plan to assist a potential homebuyer in receiving a mortgage pre-approval. The advice may cover topics such as repairing or rebuilding credit, saving, reducing debt, or other identified barriers. Once a homebuyer is pre-approved for their mortgage, they are invited to attend our Home Buyers Workshop. OBTAIN A SECOND MORTGAGE
Interfaith offers two types of loan products to assist buyers with small loans of up to $5,000. These loans are available to qualified buyers at either 80% or below Area Median Income or those with incomes in excess of 80% of Area Median Income. The interest rates vary between the two types of loans. These loans can be an affordable means to meet any minor shortfall in funds needed to close the sale.
